Wright Home Inspection would like to encourage a change in the way home sellers put their homes on the market. When significant problems are found by the Home Inspector, the buyer may:

  • Terminate the contract.
  • Or ask for inflated amounts or price reductions to have the problem fixed.
  • Or be so alarmed by the defect found, will terminate the contract without giving you the chance to fix it.
Either way your house is back on the market and the problem is still there for the next buyer to find. In most cases, the buyers of your home are going to conduct an inspection. You may as well know what they are going to find by getting there first. Have your home inspected before or at the time that you list your home with a Realtor.

  • It allows you to see your home through the eyes of a critical third party.
  • It helps you and the Realtor to price your home realistically.
  • It permits you to make repairs ahead of time so that defects will not become negotiating obstacles later.
  • You have the time to find reasonably priced contractors or make the repairs yourself.
  • It may encourage the buyer to waive the inspection contingency.
  • It may alert you of items of immediate personal concern.
  • It may relieve prospect's concerns and suspicions.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement.
  • Alerts you to immediate safety issues before agents and visitors tour your home.
