Wall Cladding and Flashing, Exterior Vents from the Laundry, Range, Bath Fans, etc..: Windows, Doors, Decks and Balconies, Steps, Porches, and Railings: Exterior Foundation Walls and Mortar Joints: Out side access to Basements or Crawl space: Landscape Drainage around the foundation: Walkways and Driveways, Retaining wall Conditions: Exterior outlets, Exterior water supplies: Garage Doors and Operators, Garage Electrical outlets and switches. Fire Walls between Garage and Living area.
Roof System:
Roof Covering and Flashing, Skylights, chimneys Ventilation and other roof penetrations, Soffits, Fascia, Trim and Eaves, Rain Gutter Systems.
Interior Inspections
Attic(s) Access, Insulation, Roof Framing and structure, Ventilation fans and Thermostatic Controls, Chimneys and Roof Penetrations from Attic side, Visible Electrical wiring in attic.
Kitchen(s), Condition of ceiling, walls floor, Doors, Windows, Outlets and wall switches, Plumbing and Plumbing controls, Dishwasher, Disposer, Cooktop oven or range, Range Ventilation, Cabinets, Countertops,
Bathroom(s) Fans, Shower / Bath Plumbing and Controls and Access, Toilet, Sink and Cabinetry Plumbing and Controls, Windows, Doors, Floors, Walls and Ceiling.
Bedrooms, Family Rooms, Dens, Offices, Living and Dining rooms etc.…: Outlets , Switches, and Electrical fixtures, Steps, Stairways, Railings, Windows, Doors, Walls, Ceilings, Washer / Dryer Connections:
Electrical Systems:
Main and Distribution Panels, Bond and Ground Wires, Condition of visible wiring, Circuits or fuses, Labeling, and the presence of smoke detectors,
Plumbing System:
Interior Water supply, Distribution and Fixtures, Drain Waste and Vent systems, Functional flow, shut off valves, Hot water system and proper venting, fuel storage and distribution:
Heating Ventilation and Air Conditioning:
Heating Equipment if fuel permits, Thermostats, operating controls, Safety controls, Chimneys, Flues and Vents, Heat distribution system, Cooling and Air handler Equipment (if weather permits), Condensation line, Fireplaces.
Structural Components:
Interior Condition of foundation walls and mortar joints, Floor systems, Girders, Piers, Columns and supports, Vapor barriers, Insulation of floor systems, Vents or windows, Water intrusions, Sump system if present, the presence of inaccessible areas.
